Residential Landlord Tenant relationships in New Jersey are regulated by the New Jersey Anti Eviction Act, (NJSA 2A:18-61 et. Seq.) and Fair Eviction Act (NJSA 2A: 42-10.15 et seq.) also known as the Fair Eviction Notice Act which, along with other statutes, provide a wide spectrum of protective measures to safeguard the rights of tenants. Conversely, those regulations also limit the power of Landlords to file suit for possession. Commercial leaseholds are less regulated by the existing laws.
